How SyncStay catches double-bookings before your guests do

The unified view, the red flag, and the email that reach you the moment two guests book the same night — before someone shows up to a locked door.

The worst call an STR host gets is the one from a guest standing at the door, luggage in hand, saying the other guest is already inside.

Double-bookings are what happens when you don't notice fast enough. A guest books on Booking.com. You don't check Booking.com for six hours. In that window, someone else books the same night on Airbnb. Now you're picking which one to cancel, refunding an angry guest, negotiating a relocation, and getting a bad review either way.

SyncStay's whole job is to make sure you notice the moment it happens.

One calendar for every source

If you list on Airbnb and Booking.com and also take direct bookings via WhatsApp or phone, you have at least three separate calendars to check. Most hosts check them once a day — because who has time for more — and that's the gap that lets conflicts slip through.

SyncStay pulls every source into a single calendar view. Airbnb reservations, Booking.com reservations, direct bookings you've entered, blocks for cleaning or personal stays — all colour-coded, all in one place. You don't have to remember to check three admin panels. Your dashboard shows everything.

When two guests overlap, you see it immediately

The calendar flags the exact night with a red hatched cell. The Conflicts card at the top of your dashboard shows a count — 1 conflict, 2 conflicts, whatever. Click it and you see the two overlapping reservations side-by-side: which platforms they came from, guest names or generic labels, dates, contacts.

At the same time, we send you an email so you find out even when the app isn't open.

Stylized SyncStay dashboard: four stat cards along the top with the "Conflicts" card highlighted in red showing '2', and a calendar row below where one Saturday cell is rendered in a red hatched pattern between normal Airbnb, Booking, and Direct bookings — with a small arrow pointing at it labelled "Two guests — same night".

Fast enough to fix it before check-in

We check for conflicts every 15 minutes. The moment a new reservation lands that overlaps an existing one, the flag goes up and the email goes out — usually within minutes of the second booking being made.

That's the difference that matters. A conflict spotted the day of check-in is a locked door and a bad review. A conflict spotted within minutes of it happening is a phone call, a refund, and a courteous message. Same problem, completely different outcome.

We're honest about one thing: we read those calendar feeds on a schedule rather than being handed updates as they happen, and when we publish our own feed it's each platform's decision how often to read it. So there's still a window where a same-day double-booking can slip through before we see it. Direct API integration to close that window is on the roadmap. Until then, the fast alert is the safety net.

If juggling multiple channels has already cost you a booking or two, that's the exact thing SyncStay is built to prevent. Every plan starts with a 30-day free trial — card required to start, nothing charged until day 31.
